Common Elements
🏢 What Are Common Elements?
Common Elements are parts of the condo property that are shared by all unit owners and
maintained by the condo corporation. These typically include:
✅ Examples of Common Elements:
• Hallways and stairwells
• Lobbies and entrances
• Elevators
• Parking garages and driveways
• Exterior walls, roofs, and windows (in some condos)
• Landscaping and outdoor areas
• Garbage rooms and chutes
• HVAC systems (if shared)
• Plumbing and electrical systems outside the unit boundaries
❌ Not Considered Common Elements (Unit Owner Responsibility):
• Inside your condo unit (e.g., drywall, flooring, light fixtures)
• Plumbing or electrical issues within your unit boundaries
• Appliances (fridge, stove, washer, etc.)
• Toilets, sinks, and bathtubs
• Doors and windows (in some condos — check your declaration)
